ARE YOU CONSIDERING AN ATTEMPT TO SELL YOUR HOME AS A FSBO?...
Selling your home For Sale By Owner could be costing you a fortune!
This is becoming an increasingly popular thing by people attempting to save on a real estate commission, especially, in tough economic times. We understand that you want to save the money. That's only natural, and it can work. I, Ross, personally, have successfully sold a home without an agent prior to getting a real estate license. But honestly, as good as it felt at the time, I now wonder if I would have gotten more money selling my home with an agent. According to NAR, sellers who use a Realtor® get 16% more on average than those who sell on their own*. Most homeowners don't have a good success rate in selling on their own. So how come that's the case? Well, let's think about it...
Who has the Buyers of homes?
Approximately 82% of all sales transactions in the US are through a Realtor® and his or her previous contacts, friends, family, referrals and clients*. A Realtor® is connected.
The majority of FSBO properties eventually wind up being marketed and sold by a Realtor®.
Why is that? They are the best people to market your home. That is what they specialize in doing, selling homes. A Realtor® can council you on the best marketing strategies in order to get your home sold, and they have a broad range of information about the market, competition (other sellers) and sold inventory. If you do attempt to sell as a FSBO, you are setting yourself up for potential frustrations, and legal issues.
A Realtor® is there to protect you and save you time
A Realtor® has to abide by and attend ongoing ethics codes and trainings and by law must work in your best interests if they represent you as a seller. Do you know the requirements regarding selling property in your state? A good agent does, and making a mistake on a Property Disclosure Form as a seller could come back and haunt you long after the transaction is completed.
A Realtor® can make sure that a potential buyer is pre-qualified before they come into your home, and can monitor who enters your home even when you, the seller, are not present. They can show your home and negotiate on your behalf when you are at work, school, kids sporting events, at the market or on vacation. They can also coordinate repairmen, lenders, appraisals, inspections and take the hassle out of the deal for you.
BUT LET'S GET REAL...Selling FSBO: It's really about the money right?
Most FSBOs are intelligent, hard working folks who have many reasons for attempting to sell on their own. Selling on their own is almost always about the money, or should I say, it's ALWAYS about the money! Well, guess what? When you use a Realtor® to market your home, who pays for all of the marketing? That's right, the agent is the one who picks up the tab for it...No money out of your pocket, Seller...Then the agent gets reimbursed for their costs when the home sells through their portion of the commission. Sell or no sale, the seller is not out a dime!
Selling FSBO isn't for most folks, and while we don't recommend it, we also don't mind hearing about or helping you with a success story...
So, if you are going to go this route, don't just put a sign out there and an advertisement in the newspaper and expect to get very good results. You are competing against many, many other sellers, a great deal of whom are distressed, highly motivated and much more exposed to the market's buyers. Right now, you are competing against bank owned REO's, short sale properties, and pre-foreclosure listings of around 37% of the inventory on the market in our area. So, if someone would want your house over all of the other great deals out there, it will have to stand out!

In this market, even great homes at very good prices that are listed with agents are not always moving. So, having an edge is vital to your success!

Timing is everything and most properties are not ready to show when their owners are ready to sell. So, it is important to plan effectively. Get it exposed right and priced right. Although possible to sell FSBO, I still believe that having a good agent is your best chance to get this accomplished.
